Extremely friendly, and helpful owners, resolved our heating issue along with Sykes. Lovely GARDEN for our four dogs, and a good location for visiting Bamburgh and Seahouses which we did. Stunning view from upstairs main bedroom of the estuary beyond.
The property is not as near to a beach as indicated, but the beaches are great. The front door needs attention you have to constantly bolt it to keep it shut just a new lock would help. But overall we had a great time, and it was very warm in the cottage, and the garden is great. Just a small thing some milk left on arrival would help.
We had a wonderful family holiday in Northumberland and Avocet Cottage was the perfect place to stay. A home from home, warm and cosy, location couldnt have been better to see the whole of the county. With everything you could need, we would love to return to make the most of the garden and explore more of the fantastic countryside! For the owners, not publication. Thank you for a wonderful week. Just a few things you should be aware of whilst very generous with heat, the cottage was so hot and tricky to navigate adjusting heaters without turning them off and making it too chilly! Also, the door handle in the downstairs loo kept pulling out, risking someone getting stuck and final thing was that only one half of the toaster worked. Small things but hopefully useful we will be back!

What a perfect place to stay! As cottage regulars, we have stayed all over the country in a wide variety of accommodation. Avocet has definitely been the best. It maintains exactly the right balance af comfort, gentle country elegance, and practicality. The garden is lovely, the kitchen is excellent, and the location is perfect. Very lovely cottage. Shame about the weather. car park was very muddy they were digging it up and putting stones down. clean some cobwebs about. the fire has not got a bottom in it so couldn't light it. put nice and warm. over all very nice would stay again.
Comfortable house which has a new bathroom and downstairs loo, some new windows, big kitchen, lovely stone fireplace with woodburner and 2 decent sofas in living room. Other windows are in need of replacement and are painted shut but I think maybe the owners are replacing over time. The twin bedrooms' furniture could do with replacing but beds are comfortable. Nice back garden, which is fully enclosed for dogs, but note that the house is next to a road, which isn't apparent from house photos details. However, it isn't a busy one and two of the bedrooms have lovely views over the bay from that aspect. I and my family enjoyed our New Year break at the cottage and really appreciated the wine, chocolates and welcoming card from owners.

Just spent a few days at Avocet cottage and had a lovely stay. The cottage is very warm and cosy, the beds were so comfortable and its only 5 mins drive to the beautiful Bamburgh with its dog friendly beach and pubs etc. Would definitely like to return but next time we will book during the summer months so we can enjoy the lovely garden!

Lovely cottage in a good location short drive to Budle Bay, Bamburgh etc. lovely woodburner with plentiful supply of logs, a great garden for the dog, comfy bed with great views across the bay. Cottage had everything we needed couldnt fault it and had been one of our favourite rentals.

Comfortable cottage with pretty much everything you need. Dogs loved it and it was nice to have an enclosed garden so we didnt have to worry about them wandering off. Near to lots of great sights and beaches but difficult to walk to these from the cottage due to narrow snd busy road we tried it once but it was a bit scary so kept to the car after thatthe only downside for us. Overall though very happy with the cottage and had a lovely break.

Avocet Cottage was a perfect base for us! We were 5 adults and a medium sized dog and there was more than enough space for us all! The garden was perfect and safe for the dog, it was a great size with comfy seating area and a gorgeous stream down the bottom end behind a fence. The bedrooms were comfy with plenty of storage and the view of the front facing rooms were stunning! There were two toilets, both bathrooms were modern and super clean. Communication from the owners were perfect, they were great hosts and responded quickly if we had any queries we would recommend Avocet Cottage 100 . The house is well equipped and a real comfy home from home.

We have been to Avocet Cottage many times now and it never ever disappoints. We had a fabulous week with beautiful weather and cannot wait to return. It was also an unexpected pleasure to meet the owners too. We feel so lucky to have found such a beautiful cottage for all our holidays in Northumberland.
This large cottage was ideal for us as we had 2 small dogs with us and the enclosed back garden was great for them to have a run around, this well located cottage is a close drive to Seahouses and Bamburgh castle. Some of the best beaches available in easy reach. Nice walks straight from the cottage is an added bonus. Lovely and warm cottage with ample supply of logs for the wood burning stove for a cosy feel in the evenings.

Avocet Cottage really is the gift that keeps on giving. Just when you think the place is perfect it gets even better. We had another fantastic stay at the beautiful Avocet Cottage. We arrived to a completely spotless cottage and new toiletries in the cloakroom and bathroom. The new smart tv is a fabulous addition. Once again enough free logs to keep you going for the week. We have made another 4 bookings to ensure we never miss out on this wonderful cottage. Thank you Peter and Janet for another fabulous holiday.
We had an amazing Christmas week at Advocet cottage. The photos do not do it justice, it is a lovely tastefully decorated comfotable cottage. Very well equipped kitchen and a plentiful supply of logs for the log burner. Great access to Bamburgh where we ate at both The Middle Inn and Lord Crewe Arms, both of which were great. Communcations from owners prior to ghe stay were excellent. Highly recommended.
Weve just had an amazing week long stay at Avocet Cottage. The location and property size were the highlight. Weve stayed on Holy Island before, but the centrality of Waren Mill is so much better. The property was clean, and also bigger than we thought, so would easily accommodate 6, not 4 and 2 cramped like a lot of places. The fact wood was free in winter was a blessing. With other stays weve burnt through the free wood in a night, then have to buy more. Here the garden was full of wood. It was also handy with a dog with having both a courtyard and a garden. The kitchen and bathrooms were really modern, and had all the accessories we needed. Couldnt fault it. We would 100 stay here again. Thank you.
We had a lovely time at Avocet Cottage. The cottage is so homely. Lovely comfy sofas in the lounge and the kitchen is really well equipped. The dogs loved the garden and the walks onto the coastal path just minutes from the cottage.

We had a lovely week at Avocet Cottage Its location is perfect for exploring Northumberland coastline The sea view from our bedroom was beautiful. A good place for bird watching, dog walking and exploring the beaches and pubs nearby. The Retriever and Lab were welcomed everywhere and ran on the beaches every day much to their delight. The cottage was very comfortable, clean and well equipped. The information provided by the owners was really useful and they were very pleasant and helpful when we had a query. The cottage is set in a quiet hamlet with nothing to disturb the peace. We will definitely return on our next visit to Northumberland

This is our third visit to Avocet Cottage. We are NEVER disappointed by this fabulous place. The cottage was clean and welcoming with lights left on for our arrival as it was getting dark. The full log shed was a bonus, as always, so you can light the log burner straight away. The amount of logs provided for free last the entire week and we had the log burner lit every day. The new anti slip mat in the bathroom was most welcome! The new outside lights are fabulous on these dark nights and mornings. All in all Avocet Cottage has become our Home From Home and we treat it as such, in this beautiful County. Any issues we had were easily reported to the owner via the Sykes App and were dealt with efficiently and effectively by Peter & Janet. Thankyou Peter & Janet for another wonderful stay. Lovely cottage, in a great location. Everything that you need is available in the property. Lovely fixtures and fittings in kitchen and bathroom. We had a lovely stay. We had an issue this was resolved in a timely manner by the owner who responded straight away and kept us informed of what was happening.
Another enjoyable stay. Cottage comfortable and had everything needed to help us and the dogs, have a stress free break. Car parking with 2 cars, can be a bit tricky, but generally okay. It is good to find a property that allows upto 4 dogs to stay especially when there are 23 families wanting to stay together. Perhaps other property ownwers could take note.

Thankyou for allowing 4 dogs at your properties. I cannot express how difficult it is to find holiday properties that allow 4. 4 is no different to 2. Our dogs are well behaved and are not nervous and dont react. This was our first time at Avocet as we normally stay at Dunlin. We have 4 labrador size dogs so the bigger kitchen was easier. I loved your choice of new cabinets and really liked the bathroom decor .your choice of floor tiles fabulous . It was great home from home. The waren hill area is great especially for walking and being so close to the bay we love it there. Its in the centre of all the local attractions .. bamburgh, sea houses, newton by the sea and Alnwick. Cannot recommend it enough. The only slight negative is the back gate. 1 of our dogs is a jumper and could clear the gate easily. The Dunlin cottage gate is taller. This was easy solved by putting the dustbin in front of gate. Apologies I forgot to put the dustbin back in courtyard !! Will definitely be booking again .. Thankyou
Loved the cottage, well equipped and comfortable. Good location for touring Northumberland. Pet dog friendly which is great, good secure garden for your dogs, however hould be honest about shared courtyard at front of property put photo's on line, this did not bother me only a way in from car parking area, but would have been good to know before holiday, also lack of parking we had 2 cars if all cottages were full, this could be a problem as no other parking is available in hamlet.

The cottage was lovely cosy and comfortable and more importantly clean, we had a lovely time revisiting some of our favourite places on the coast and got lucky with the weather. There is only one space for parking and we had two cars so could have been problematic had next door had visitors. The cottage is situated in a lovely quiet spot near the bay with lots of sea birds to watch.
The cottage was well situated and convenient for where we wanted to visit and was also quiet, in spite of the closeness to the road, which we knew about when we booked. . It was comfortable and tidy however some of the cleanliness wasnt what we would have expected. There was dust on some items pictures in the bedroom and skirting boards and the side of the wardrobe and the ledge on the mirror in the main bedroom, also paw marks on the side of the units in the kitchen near the back door which I wiped off and also on the back door. The loft hatch was open in the twin bedroom at the front which we closed I dont know if this had blown open with the high winds, in the twin bedroom at the back the rubbish bin hadnt been emptied. The garden was fine although there were to 2 poo bags in the basket by the back door, left by someone else and also some cigarette ends which wasnt nice, and there was a smallish gap in the fence which a small dog could have got through to the river. We understand that the cottage allows dogs and expect some wear and tear, but would have expected the professional cleaners to take this into account when attending. Maybe a check up by the owners every so often would be a good idea.

We first visited Avocet Cottage in January 2024 and absolutely loved it. It was perfect in every way and, in our opinion, could not really be improved upon. We returned 9 weeks later to find it had been given a fantastic upgrade of a new kitchen, with all new white goods and all electrical products are brand new and fabulous, also new upstairs bathroom and downstairs cloakroom. The beds all had new Hypnos mattresses which were super comfortable for a great nights sleep. We didnt think you could improve on perfection but this has been achieved!! The Cottage was spotlessly clean and so well redecorated, it was a wonderful sight to see when we walked in. The amount of logs, provided free of charge, for the log burner is quite unbelievable. This Cottage simply provides you with everything you may need for your stay and so much more. The garden is fully secure and great for anyone with dogs. It also has lovely garden furniture to sit at for your meals & drinks in the sunshine. We will be back again soon to this beautiful place and cannot wait. I have stayed in lots of cottages and this one was great. Clear that the owners care with fresh flowers, good utensils, welcome packs etc. Prior to booking we saw a terrible review which the owners responded to very calmly. Happy to say that review was totally ludicrous and in my opinion should be removed.... The only thing I think is that the addition of a Smart TV with Freeview and streaming services would be nice. I do not mean the owners paying the subscriptions btw! We commonly bring our passwords and watch on smart TVs using our subscriptions and clear these details on departure. We got around this by plugging in a laptop to the TV using the spare HDMI, but I totally accept this is a minor thing. Just advice to keep the cottage which has 40Mbps internet typically up to date.

Avocet Cottage, for us, is simply perfect. It was everything we needed and so much more. The log burner was an amazing feature and really complemented the cottage. Lovely property very comfortable, especially with our four dogs. Our first cottage holiday with our dogs. Lovely place. Dissappointed that previous guests hadn't bothered to pick up their dog poo from back garden but not everyone are responsible dog owners or recyclers lots of glass bottles in bin! Property lovely for guests with dogs. Hope to rebook for next year.

This is a lovely property and great location. We had 2 cars so parking was a bit of a faff but we managed. I found opening and locking the outside door into the kitchen quite tricky but my friends managed it. There's a couple of nonworking lightbulbs one is outside above the door into the garden, the other is at the foot of the stairs in the little office space. The kitchen welcome pack was very handy and the level of cleanliness was great. The shower was good and the beds were very comfy. The view of the 'small' bay and birds from the bedrooms was magnificent.
Fantastic cottage in a great location. Everything we needed for a stay with our 2 young children and dog. It was very clean and well equipt. Perfect stay.
